We spent one night here on our whirlwind Italian adventure. More or less the standard European hotel room with a small attached bath including bidet. Our room looked out onto street with view of Leaning tower. TV and A/C included. Small walk-in shower with curtain so the floor got a little soaked. You get real bath towels - not the chamois-type things. Room was simply decorated and clean. Windows could be open and had shutters. Hotel has elevator. Nicely furnished lobby with attached restaurant; small indoor seating area and nice, covered outdoor seating. Included breakfast with standard fare of croissants, rolls, yogurt, juices, etc., nothing exorbitant. We did not eat dinner here so I can't tell you about the food. Not a big deal, but the only disconnect was the check-out time. They responded to my pre-trip e-mail that check-out time was Noon. The owner indicated he would like to have us out of the room by 11 AM but offered to keep our bags. I would say that this hotel is a little more pricey than its peer group but probably justifiable based on it's great location.

Great location, couldn't get much closer to the leaning tower, good size room, wish I could have stayed for more than one night.

The Villa Kinzica is a charming little place just steps from the Leaning Tower, Cathedral, Baptistery and Campo. The staff is courteous and helpful and the included breakfast is lovely. Highly recommended.

Perfect location - could see the leaning tower from the bed. Breakfast was not recommendable - just lasted too long (around 45 min) to get a cup of coffee.

A simple hotel in a great location. Actually, location couldn't be better! Right in front of the leaning tower! Breakfast was OK with bread, cereal , yogurt, and fruit juice. The hotel has a simple restaurant, which is open until late, with good pizza. Would return. Take it more as a nice two-star hotel, all that you need to rest after a day sightseing.

The main advantage to this hotel is its location. It is right across from the Campo Mirabile and Leaning Tower. I would recommend asking for a room at the back of the hotel to avoid noise from the street. The rooms are generally clean though the hotel is in serious need of redecorating. I would not stay here again.

The Hotel was clean, bedding and towels changed every day but it could do with a bit of brightening up and a bit of tender loving care. Staff very friendly and helpful, speaking quite good english. Breakfast was a bit chaotic, tables did not seem to be set up ready for breakfast and had to be hurriedly cleared when the next party came down, rolls, jam etc being moved from one table to another. There was not a toilet in the reception area which meant that we had to go up to our room when we needed one. We were disappointed we could not get a drink in the hotel bar but had to go to the restaurant next door.which I might add was very good and reasonable. The choice of meals and the quality were excellent. Location of the hotel was superb in sight of the tower, and an easy walk to the bus stop. To sum up we enjoyed our stay and would certainly stay there again.
