My wife and I, stayed with Nelly for 14 days. Only flaw I can think of was the workers on the outside, that started working really early in the morning. But the work is finished, and if you ever need to feel the loving hospitality of a sweet italian lady, this is the place for you. She respect privecy, she cares for her guest, and she keeps the place tidy and neat. She has smart solutions for communication-barriers, so if you try, comunication will be no problem. Another charming part of this Bed & Breakfast, is the neighbours and the neighbourhood. There is good places to dine within walking distance, so you never need to go hungry. If we ever get back to Rome, and we will know where to go.

The lady who runs it is lovely and speaks only italian. This was great for me to practise my italian, but my girlfriend felt a little left out. The breakfast was brill with fresh bread, cakes, biscuits, croissants, cereal, coffee, fruit and juice. The place was a bit hard to find sometimes as the area can be a bit confusing - many streets and buildings look alike and aren't labelled well.

10 e Lode is an excellent place to stay when you're visiting rome and try to see as much of the city as possible (meaning your pretty much in your B&B to sleep and have breakfast). The rooms are clean, almost noise free, the bed is good, the bathroom facilities are neat and to top it all off, the breakfast (served between 9.00 and 9.30) is just the thing you need to start a new day discovering rome with a filled stomach. The hostess (Nelly) is great. You can give your wishes for breakfast, ask her tips about the city, public transport etc. The only little diadvantage is the 20 minute (in rome traffic) busride to termini. Hope you'll enjoy the city as much as we did.Greetings from the Netherlands.

Good price/quality ratio, very well worth for a short stay. + cheap, + very friendly landlady, + qui parle francais, + nice interior, + rich breakfast, +/- almost extreme cleanliness, - slightly out of town (but good bus transport)

Very pleasant and caring staff. Accommodations are really good, although the bathroom is very tiny. The b&b is quite far from the center and it's not a good idea going there walking. I'd recommend you to take a bus.

Overall a good place to have a rest for 2 days... but too many rules: make yourself the bed, share the bathroom beeing extremily carefull... it is strange pay for resting with a woman beeing carefull on her rules... you don't feel free, and you are afraid of disturbing!

very charming landlady, clean, cosy and very nice rooms - just a little far away from the city center (although easily accessible via bus). And a little hard to find - even though very close to the station! If you don't mind spending some time going back and forth to reach the sights, this is a lovely place!

Nelly is a very good lady. I and my wife sheard a bath room with Nelly's room, but there is a rule "when door of shower room is opent the shower room is free". so no trouble. It seemed that another room has privete bath. Breakfast is very good and We had good conversation with a german couple at breakfast. When you arrive late, you should know that Nomentana station is next of Tiburutina station when you came from fuimicino airport. (no announcement in train) And night arrival, it some hard to find the narrow door(inside is big residence area with girdens) I can say that you can enjoy staying at here.

Very hard to find. Once you know how the bus service works it is easy to get into the centre of Rome. (30 mins) Although we did find it hard to get tickets for the bus/trams where the accommodation is, I should try and but on line before you get there. Good value for money and warm reception from the lady that owns the flat.

Difficile à trouver, mais une fois qu'on y est, on se sent comme chez soi. L'accueil est très agréable, la chambre confortable et tranquille et le petit déjeuner copieux !

Nelly, the landlady was very sweet and helpful but did not speak a word of English. She has an English speaking daughter though, and we communicated to Nelly through French and Spanish. The room was a nice size and the bathroom was clean and spacious. You are literally renting a room in her two bedroom apartment, but it was all we needed. The breakfasts were simple, but on time everyday and filling. This property is conciderably outside of the city center, but there is a direct bus to a stop very near. It takes some time gettng used to the bus routine and locals but with time it is quite workable. The local restaurants are very, very good with exellent value for money. Overall, I would recomend this property to young people who don't want to spend a lot of money on their holiday or who would rather spend money on the sights or food. Be prepared for a lot of walking, but with all the amazing sights it's not so bad.

Kurz gesagt: Sehr empfehlenswert.

rome was very nice - the room was not that ideal - we lived in a small room which belongs to the appartement of the owners - that means, that there was no possibility for privat sphere - and the woman had sometimes a strange behaviour - she allowed us to use the fridge, but one day she locked the whole kitchen, so we couldn`t get our food and beverages - bad:( and she´s only able to speak italian - it was difficult. ican´t recommend this location!

A nice place to stay. Friendly and wonderful landlady. The B&B is situated at 3Km from Rome center in a residential neighborhood, 15' to go to the center in the 60 express.
